Pull Up to 75% of Your Equity Without the 90-Day Wait
Coastal Bend homes can sit 90 to 100 days, but this program puts up to 75% of your equity in your account within two weeks, with no loan involved.

Most sellers assume the only way to access their equity is to wait for the home to sell. In a market where that can take months, that assumption costs people the timing they need.
The Coastal Bend is a heavy buyer’s market right now, and homes here tend to sit around 90 to 100 days before they move. For plenty of sellers, that’s fine. But if you’ve found your next place, or life is pushing you to move and you can’t put it on hold for three months, a 90-day wait isn’t a minor inconvenience. It’s the whole problem.
That’s the gap our cash offer program is built to close, and it does it by handing you most of your equity long before your home ever finds a buyer.
You keep control of the numbers. Before anything moves, we sit down and look at what your home is actually worth, how much equity you’re sitting on, and what timeline makes sense for you. The program can release up to 75% of your equity, so the math only works if that 75% still leaves you with what you need. If your equity is thin, or pulling 75% would clean out almost everything you’ve built up, I’ll tell you straight that this may not be your program. The point is to fit your situation, not to force you into it.
The money comes fast; the move doesn’t have to. Once the numbers work and you’ve agreed to them, the first payment, up to 75% of your equity, lands in your account within 10 to 14 days. The question almost everyone asks next is whether the clock starts the second that money hits. It doesn’t. Most of my clients take another 30 to 45 days to pack up and settle into their next place, whether that’s across town or in a new city.
When you’re ready, I list and market the home like any other listing, and once it sells, a second payment comes to you at closing. Two payments, then: the bulk of your equity up front, and the remainder when the sale closes, which usually happens within 70 to 80 days.
It already works for people here. One seller came to me after falling for their next home and dreading the wait to sell their current one. The first payment freed them to move right away, and their old place sold in 68 days, with the second payment following at closing. Another had a fixer-upper that stalled midway and needed cash to finish it without taking on a loan.
Same route, same result, and that sale is closing this month. Different situations, same reason: both needed their money faster than a 90-day market was going to give it to them.
That’s really the whole idea. You pull cash out of your home without borrowing against it, you stay put until you’re genuinely ready to go, and you still collect the rest when the sale closes.
If either of those stories sounds like where you are, or you’re just curious whether the numbers would work for you, let’s talk it through.
