One thing I’ve noticed over the years is that many sellers make decisions based on what they think buyers want, rather than what buyers are actually looking for. Expectations shift as the market shifts, and understanding what today’s buyers care about can make a huge difference in attracting the right buyer for your home.
Let me share five things every seller should understand, and how each can help you sell smarter and, hopefully, walk away with more.
1. Buyers have more information than ever before. Before they ever reach out, buyers are researching neighborhoods, crime rates, and what repairs might cost, comparing similar homes in your area. With AI tools, they get answers faster. That’s why photos, pricing, and especially your home’s online presentation matter more than ever, and it’s why NAR’s research shows today’s buyers are more intentional and better informed than in years past.

Those details heavily influence whether a buyer falls in love with your home.

3. Buyers are paying for value and lifestyle. When I’m showing homes, buyers constantly weigh what a home offers beyond the four walls. How close is it to downtown, to food, to groceries? Here in the Coastal Bend, how close is it to the beach or the island? Plenty of features add real value, so it’s worth highlighting the ones that showcase both the lifestyle and what makes your home more valuable than others. That’s exactly what a buyer weighs when they consider your price.
4. Price it to the value, because the market is patient. Pricing accurately, based on that value, is one of the biggest levers you have. Where is the home located? Does it have a pool? How big is the lot? It all matters. Overprice it, and in the current buyer’s market, it can sit, and how long a home sits is directly tied to how it was priced out of the gate.
5. Today’s buyers take their time. Many buyers are patiently waiting for the right home rather than rushing to make an offer. They’ll often sit with a decision for a week, sometimes two or three, studying the numbers, watching rates, and eyeing price drops on your home and others nearby.
That patience is why you’ll want to keep your home show-ready, because buyers often circle back a second or third time, bringing family or friends who help them decide. With virtual walkthroughs and so many digital tools, buyers can tour your home online long before they schedule a showing. It simply takes a little longer now, so staying in tune with your local market trends and average days on market genuinely helps.
At the end of the day, understanding today’s buyers helps you make smarter decisions before you ever list. The sellers who have the most success are usually the ones who take the time to see their home through the buyer’s eyes.
